Materials to Build a House in India — Step-by-Step Estimate

Turnkey quotes from contractors hide that breakdown. This guide walks through the material stages of a typical small Indian house and points you to free calculators for each step.

Important: This is a material planning guide, not a full construction cost. Steel, labour, tiles, plumbing, electrical, and approvals are separate line items. Use these numbers to check bills of quantities and supplier orders — not as a final house price.

Stage 1 — Foundation and footings

Before walls go up, concrete sits in footings (strip or pad) under the plinth.

You need:

  • Length × width × depth of each footing run (or pad)
  • Concrete grade from the structural drawing — often M20 or M25 for RCC footings

Stage 2 — Ground floor slab (and roof slab)

The RCC slab is the biggest single concrete order on many house sites — floor slab at plinth level, then roof slab above.

Inputs: slab length, width, thickness (often 4–5 inches / 100–125 mm for residential floors).

What to calculate: volume (m³ / cft), M20 cement bags, optional cost range.

Stage 3 — Brick walls

Once the plinth and columns are up, brickwork fills in walls. You need:

  • Wall length, height, thickness (4.5 inch partition vs 9 inch outer wall)
  • Brick size (modular 190 × 90 × 90 mm is common)
  • Mortar ratio (often 1:6 for general brickwork)

Stage 4 — Plaster

After brickwork cures, walls get cement–sand plaster — inside and outside, sometimes ceiling.

Inputs: total wall area (m² or ft²), thickness (12 mm inside, 15–20 mm outside is common), ratio 1:4 or 1:6.

Can I add up these stages for total house material cost?

You can sum material-only estimates for concrete, mortar, and plaster. That still excludes steel, bricks’ purchase price (mortar calc covers cement/sand only), labour, and everything after plaster. Treat the total as a sanity check, not a quote.

Should I use M20 everywhere?
